The buying and selling of a home is a big deal to both parties. It is a major new investment for the buyer, and the seller wants the most from their investment. We provide the opportunity to have a professional inspect a home’s costly equipment, appliances, structure, decks, roofs, wall coverings, insulation, electrical and plumbing systems for function and safety issues. This allows homeowners or home shoppers a realistic outlook on current and future costs for repairs and replacement. Common Questions

What is included in a home inspection?

The standard home inspection covers the condition of the home’s heating system; central air conditioning system (temperature permitting); interior plumbing and electrical systems; the roof, attic and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement and structural components.

The Louisiana State Board of Home Inspectors provides the STANDARDS OF PRACTICE and the CODE OF ETHICS which outlines what you should expect to be covered in your home inspection report.

How Long Will the Inspection Take?

Since an inspection usually involves looking at pipes, wiring, roofing, and areas that may be hard to reach, it may require hours to complete. Depending upon the size and accessibility of your home, the time will vary. Contact us and we will provide you with an accurate estimate of how long the inspection is expected to take.

What Happens if Problems are Found?

The seller of the home is not automatically required to repair any problems that the inspector finds. As the buyer, you can negotiate for the repairs to be made before you buy the home. If the seller is not willing to do the repairs for you, you will need to make other arrangements or terminate the contract.

Is It Okay to Perform the Inspection Myself?

Inspecting your own potential house is not recommended. Home inspectors are specially trained to look for things you may miss. Unless you are a home inspector yourself, seek out a professional. Some states or financial lenders require a licensed inspector to complete the inspection.

Should you be present during a home inspection?

If possible, yes. The goal of a home inspection is not just to inspect the property, but also to educate the homeowner or potential buyer about the property’s condition. This is better achieved if you are present at the time of the inspection. You will be able to see first hand what potential problems exist now or may arise soon. Knowing what looks normal and what a problem looks like will help you later in maintaining your home.

Who pays for the inspection, and is it part of the closing costs?

In most cases, the home buyer pays for the home inspection since it is designed to protect the buyer’s investment. It is not part of the closing costs, and will need to be paid for separately.
